We want you to be satisfied tenants and to make the process of finding your new home as simple as possible.
Step One – Find a property
- Look at the available properties on our website. If you see a property that appeals to you please give us a call.
- We can then provide you with clear property details and a detailed brochure on request.
Step Two – View a property
- If you like what you see, call us to arrange a viewing. Our normal process is to book a viewings day for each property.
- Once you have viewed the property email us to register your formal interest in renting the property.
Step Three – Right to Rent
- If you are successful, by law, we will need to check your “Right to Rent” in the UK.
- To do this you will need to provide us with:
- Your Passport
Step Four – References, credit check and affordability
- As part of the referencing process we will require a copy of the below documents:
- Proof of current address
- 3 months bank statements
- 3 months wage slips
- You will then receive an email application form from our referencing company.
- Please complete this form online and submit it. This will provide us with a credit check and tell us who your current employer and landlord are (if you are renting).
- We will then contact your employer and or landlord for a reference.
- At this stage, the referencing agency will check whether you pass the affordability criteria.
- Affordability is calculated by multiplying the yearly rent by 2.5 and ensuring that your annual salary is equal to or higher than this figure.
Step Five – Deposit
- Once the references are passed we will confirm a moving in date and request a deposit.
- You are required to pay this deposit prior to moving into your new home. The deposit will be equal to 5 weeks rent.
- The deposit will be lodged with the Deposit Protection Scheme
Step Six – Tenancy Agreement
- When the deposit has been received, a tenancy agreement will be drawn up. This is a legally binding contract between the landlord and the tenant.
- You will need to sign and return the tenancy agreement to us.
Step Seven – Inventory
- We will create an inventory and you will sign this on the day you move in.
- You will have 7 days to make any amendments.
Step Eight – Moving in day
- Congratulations! You are ready to move in.
- On your move in date you will be provided with the keys and receive a moving in pack.
- Please ensure that on the day you move in you register the Gas, Electricity, Water and council tax in your name and set up an account with the providers.
